Upland Big Island Cattle Ranch with Vladamir Ossipoff Designed Manor Home For Sale

Big Island real estate has a new addition to the ranch market. One might call this a castle—I would call it a real (olde) style hunting and ranching manor house.

I was thrilled to see it today and find out it was designed by the renowned architect Vladimir Ossipoff. His designs are a favorite of mine. One of the things I love is how he incorporates the beauty of the landscape and setting to complement the home.

This home (MLS# 247466) is priced at $4,700,000

This home was built in 1952 and is found on 584 acres of native Hawaiian rain forest and ranch lands. This is quite a different type of property to find in the Hawaiian market because of its European ‘castle’ design.

 

It has a walled courtyard and turret from which the view was splendid! I felt like Rapunzel as I peered out of the castle turret to see the view across Kona’s lush native forest all the way to the blue, blue sea!

I hear it’s supposed to be the only castle found on the Big Island and perhaps in the entire Hawaiian Islands.


$4.7 Million Estate For Sale with 584+ Acres in Kailua-Kona, Big Island – The Old Ward Estate

Aloha! I went on the Realtor Caravan tour to the Honalo-Keauhou-Holualoa Mauka old Ward Castle (MLS# 247466) that was built in the early 1950′s by an heir to the Victoria Ward Estate—a prime-time real estate owner in downtown Kakaako-Honolulu, Oahu—and I wanted to share the videos and pictures with you. Here’s the driveway heading up to the castle. It’s actually longer than this—I started recording this after the first private gate to the property.

Along with 584+ acres of pastureland, undeveloped forest, stables, outbuildings, and its own private water reservoir, this castle was the main feature of the property tour because of its rare style of design, architecture, and history.

Here we have Princess Jenni, “the Hostess with the Mostest,” from Title Guaranty Escrow Services Hawaii, who brought all the food to sponsor the open house at the castle for this Realtor tour. She made the experience so real by dressing up in costume; we really felt like royalty when we walked into the great room! With classical music playing in the background, you could really feel the ambiance of those formal engagements that took place back in the day!

This is a video tour of the front entrance from the Porte Cochere into the the front entry, through the secret passageway (built-in bookshelf for a master suite door) to the prayer tower.

Some of the furnishings are included, and I was intrigued at the genuine photos and pictures of the Ward Family estate, along with this historic Hawaiian deed (below) that was written back in 1849 for a property located in Nu’uanu on Oahu…signed and sealed by Kamehameha.

Here’s a photo of the Ward Family at their 3-story home in Honolulu before it was cleared to make way for the Neal Blaisdell Concert Hall & Arena that still exists there today. The Ward Estate encompassed the Honolulu Academy of Arts, Thomas Square, Ward Warehouse, Victoria Ward Centre, Honolulu Aquarium, and some other prime pieces of real estate in Kaka’ako and Waikiki on Oahu.

This mirror was Victoria Ward’s…when I walked past it, I could feel the grand qualities of the royal reflection…Princess Jenni looked fabulous in it!

Here is a video of the exterior of the castle that was built in the early 1950′s—there are beautiful, old trees around the property, and it was so nice to be in nature, walking with the peacock, enjoying this gorgeous property.

On the south side of the castle, located just around the corner from the downstairs recreation room, lies this tranquil meditation pond and meandering grassy lawn…so peaceful and serene—this side of the property looks toward the ocean and the neighboring property below.

When I went back inside the castle, I noticed this gorgeous tropical floral arrangement (below) sitting on the huge dining room table—the shapes of the flowers are so interesting! Here we have protea, anthriums, red ginger, orchids, bromeliad, heliconia, ti leaves, and more!

Because of the age of the castle, you can tell the floor plan is dated when you enter the kitchen area. Here is a video of the kitchen, service quarters, and office area located on the north wing of the castle.

The great room must have had some raging parties with them making bonfires in the huge open fireplace. The hooded eave above the fireplace and wet bar area is another very unique feature of the mansion. It probably needs a chimney sweep—the fireplace is huge!

Here is a video (below) of the formal guest quarters that have their own entry through a sliding door, or through the long hallway to the front entry and great room.

The pet peacock made my day…to have a gorgeous creature walking freely on the property was one of the most exciting things about this area. With 584+ acres to have livestock, cattle, crops, bee keeping, goats, coffee, and the ability to have any type of pet that’s allowed in Hawaii—you will have the space to raise and prosper them here. You will also be able to grow your own food, go off the grid in terms of being a potentially sustainable property, and also be able to create the paradise you’ve always dreamed of!

Waikoekoe Lane – An Off-the-Grid Gated Ranch Community in Waimea-Kamuela

Aloha! I recently toured a gorgeous ranch estate (MLS# 239295) off Mud Lane in Waimea for a client and I wanted to share it with you! Waikoekoe Lane is a sustainable ranch community off-the-grid on the Green Side between Waimea and Honoka’a.

This 38-acre ranch is located less than 8 miles from the center of Waimea in the ranching community of Waikoekoe—the only true 100% green community on the island. Once part of the vast royal holdings of King Lunalilo, Waikoekoe is situated above and overlooking the mountain ridges of Waipio Valley.

Below is a video preview of the downstairs living area. I think my favorite room downstairs is the kitchen. With its warm colors and lots of space for large families to enjoy, you will feel right at home while entertaining! This room has this full-sized kitchen with lots of places to enjoy company—either at the breakfast bar, the large dining room table area, or near the lodge-style fireplace.

This room was breathtaking to walk into as the picture windows embrace the rolling hillside of this pastureland property with forest and ocean views beyond…the daybed with the fireplace nearby was just one of the features that I loved about this room.

Here’s a video (below) of the upstairs living areas—there was so much lovely detail to this home, I wanted to make sure I looked at everything as slowly as I could.

My favorite room upstairs was the master bathroom suite. With picturesque views of Mauna Kea, the mountains, and pastures, and overlooking the entrance to the property. You will appreciate the morning sun, along with the beautiful colors of tropical flora and fauna below as you bath in the huge tub or shower in a separate shower room.

The exterior of the property was exceptionally well maintained with tile in the breezeway, lots of concrete around the house, and beautiful tropical landscaping to enjoy. The video below is of the exterior of the property (sorry for the sporadic loudness, that’s the wind blowing).

This is off-the-grid with its own photovoltaic and battery back-up system, along with its own water catchment tank and sustainable living features to keep you self-contained while having the modern conveniences at your finger tips.

3 Big Island Estates for an Eccentric Client that “Make Sense”…

Land with Potential, Horse Property or Something that “Makes Sense”

I spent the past week showing property that “makes sense” here on the Big Island to my delightfully entertaining, open minded and a bit eccentric client. My client’s request was to find something that she could live in part time, develop over time and it had to have land.

The best of our island wide tour, which encompassed South Kona to North Kohala and around the island to Hilo Bay, produced these three very unique and exclusive properties:

1) 24 Acre North Kohala Home with Frank Lloyd Wright Influence

A Frank Lloyd Wright looking home on 24 acres in North Kohala which overlooks the old sugar cane mill and boasts spectacular countryside & Kohala mountain and ocean views to Maui.

This very unique award winning designed home would not appeal to everyone. Poho Kala Ranch is a vintage 1950’s private 586 acre estate off of Kuakini Hwy above Keahou that was once a working cattle ranch. It is an extremely unique and private estate just above Kona that would make an ideal retreat, cattle ranch, equestrian community or coffee farm.

Climbing a winding country lane, my first impression as we came to the massive iron gates was one of nostalgia. Upon entering, we passed a large open sided and very weathered  “barn” nestled in the trees that took us back in time, only slightly preparing us for the break through the thick forest into an open lush meadow staging this French castle looking home complete with a tower!

We again entered another smaller set of iron gates passing through to a quaint court yard with fruit trees to the massive great hall entrance with its mahogany floors, tall ceilings and ocean views out the flanking windows of the walk in fireplace.

This is a time stood still property; no Mango cabinets and granite countertops here. There are however, six large bedrooms and bathrooms in a U shape surrounding the court yard and a wood paneled den with a secret bookshelf that opens to the tower stairwell that leads upward to the lookout tower, for more ocean and sunset views, or down to a daylight basement billiard room that today’s cigar dens are only trying to copy.

Once a social gathering place for the prominent from around the neighboring Islands, this French farm house, still in its original state, needs help!  It is well worth the undertaking in my opinion.

The property is zoned Agricultural 20 acres per lot and each of the properties are on gentle slopes with ocean views and ancient trees for an old world charm.  This would make an awesome equestrian community with the french chateau as the community center or…I love this property; can you tell? 3) 15+ Acre Hilo Home on Onomea Bay

The third property is a 15+ acre piece across the road from the Botanical Gardens on Onomea Bay just 4 miles north of Hilo.

This cute and cozy rental home is very laid back, and much more lived-in than the other two homes featured above. Built to house the ranch hands, this home is one of the four homes on this property.

Waiki’i Ranch Home For Sale on 10 Acres with Horse Barn

The majestic grey mountain of Mauna Kea, now baked dry from months without rain, carve a silhouette against a powder blue sky. Agritourism Business Opportunities Using Your Maui Farm Land

Agritourism – A Pairing of Farming and Tourism

With so many small, medium, and large farms on Maui, why not step outside the box and join together two of the bigger industries – agriculture and tourism? Many people already own their plots of land where they grow their produce (fruit, vegetables, flowers, and plants) for themselves only to discover they are now growing more than they can eat, freeze, dehydrate, and can themselves. 

You then give the extra to friends, family, neighbors, and donate to the local charities. You can take it a step further by diversifying your revenue sources by adding en element of tourism to your farming and agriculture efforts. The tourism can be an avenue to learning and teaching, providing local products, or just providing a different and unique venue for the traveler.

Additional Features That Could be Helpful in Starting an Agritoursim Business

Maui has several wonderful examples like Alii Kula Lavender Farm, Kahanu Garden of the National Tropical Botanical Garden, O’o Farm, and so many others. Many grow food for purchase, create products from the the plants they grow, provide tours in adventure, interaction, and learning, farm visits, farm tours, farm stays, and even a farm working vacation.

Big Island Properties with Horse Facilities

The Fifth Annual Hawaii Horse Expo kicks off this weekend, August 11-12, 2012, and it’s got me thinking about Big Island properties for sale that have their own barn and arena.

While lots of people keep a few horses on their acreage, and equestrian communities such as Puu Lani Ranch near Kailua-Kona and Waikii Ranch near Waimea (Kamuela) have central facilities, there are surprisingly few homes on the market that are already set up for the more serious horse enthusiast. Here are a few current listings of horse-ready homes for sale, ranging in price from $399,000 to $8 million.

Affordable Horse Property in Pahoa, Puna

The East side of the Big Island has a surprisingly active horse community, with cattle ranches, 4-H clubs, events at the county-owned Panaewa equestrian facility, and strong competitors in both English and Western riding disciplines. Property is also more affordable than it is near Kona or upcountry Waimea (Kamuela).

The best deal on the Big Island for a home on acreage with horse barn and arena is 10 minutes from Pahoa town (MLS# 251794). Offered for only $399,000, it includes a home with separate apartment (a total of 4 bedrooms and 3-1/2 baths) on 4.79 acres.

For your horses, there are paddocks, round pen, arena, and four covered stalls – plus riding trails nearby. The property has a variety of fruit trees and ample rainfall for both pastures and gardens. The sellers would also consider owner-financing or rent-option!

Hamakua Coast – 20 acres, 8 stalls (and ocean view home)

Moving north of Hilo to Hakalau, at an asking price of $2,200,000, you’ll find a gentleman’s ranch: a 3-year old 2 bedroom/2-1/2 bath ocean view home on almost 21 acres with an eight-stall barn (MLS# 251681).

In a location like this, 20 acres is plenty for a small ranch. The current owner has cattle and sheep grazing. Work the livestock yourself, or hire a ranch hand to live in the barn’s caretaker apartment.

Waikii Ranch – Common Facilities, Backyard Horses

Unlike Puu Lani Ranch which has central stables and smaller (1 acre-ish) lots for homes only, the parcels at Waikii Ranch range from 10 to 40 acres and owners keep their horses at home.

For some horse owners, that’s the best of both worlds, to have shared arena and polo field and miles of trails, but enough land for a barn and round pen or arena of your own. That probably explains why about a third of Waikii Ranch homeowners have horses.

Among the homes currently for sale at Waikii Ranch, some are already set up for horses:

  • (MLS# 251301) listed for $1,275,000 has a 3 bedroom ocean view home with contemporary design, and a 1,600 sq. ft. stable with 2 stalls and an apartment. My business partner, Pam Deery, is a design junkie and she wrote about the home in a blog post about her favorites at Waikii Ranch.
  • (MLS# 255628) listed for $1,490,000 has over 5,000 sq. ft. of living space…and a barn with 4 stalls and turnout. This property sold in 2009 and has been remodeled, but it is newly back on the market and I’ve not seen it yet to provide details of what’s been done.
  • (MLS# 230699) gets a lot of attention on our website, thanks to a $10,500,001 price reduction. That’s not a typo…now listed at $7,999,999, this equestrian estate on 53 acres has no rivals on the Big Island in the quality of its facilities for the serious horse breeder. The property has been on the market for around 3 years, but that’s not because it has some fatal flaw. It just would be a waste for a buyer without appreciation for its extensive facilities: a 9,087 sq. ft. seven stall stable, a covered riding arena, lighted for use at night, and a 3,480 sq. ft. tractor barn.

Upcountry Waimea (Kamuela) Leasehold Ranch

Local team ropers prepare for national competition in the arena at Hale Kea Ranch, a 39.6 acre working cattle ranch (MLS# 253721) technically owned by the Parker Ranch Foundation Trust. This is a leasehold property, meaning that all the improvements (4 bedroom home, roping arena, covered stalls, barn, orchards) are for sale, but the underlying land is only leased (the lease expires in 2059).

This is a property with income potential: the current owner would like to rent back the office building and storage below…and the ranch hand, who has been there for 25+ years, would probably like to stay on in some capacity. Kohala Real Estate Foreclosure Auction – Next Steps

The town (Hawi) is still buzzing with questions about last week’s foreclosure auction of the roughly 7,000 acres owned by Kohala Preserve Conservation Trust. Because the land in question includes some of the most culturally and recreationally important shoreline property in North Kohala at Mahukona, along with mauka lands important for grazing, watershed, and the Kohala Ditch, residents share hopes and concerns over who will be the next owner of a big chunk of historic Kohala real estate.

Here is an update on the auction and how the foreclosure process is likely to play out from here.

Foreclosure Auction Results

I personally did not attend the auction as I knew others were going and the outcome (credit bid) was 99% certain; I asked another friendly real estate agent to call me with a report. The auction was set for noon. He called at 12:04 p.m.

One offer was submitted for $2 million (I understand that was $2 million total so I’m guessing the bidder had not read my previous blog post suggesting bidders show up with a check for around $3 million as their 10% down payment). The amount of the credit bid by what people seem to refer to as “the Canadian pension fund” was $25,600,000.

Those in the crowd who were most knowledgeable were there to see who else was there, and that was the substance of the report my friend gave. In addition to representatives of the large Kohala landowner I’ve referred to as the White Knight, there were two other individuals who either on their own, or in the other case probably on behalf of a development group, might have the wherewithal to be players at the next stage.

What Happens Next in the Foreclosure Process and Beyond

There are several more steps to a judicial foreclosure:

  • Confirmation motion is filed by attorney.
  • Confirmation hearing is set and the bidding is re-opened at that time.
  • Once the order confirming the sale is issued by the court there is still a 30-day appeal period before the sale records.
  • Now the new owner is free to sell all or portions of the land assets to others.

The reason why a serious party would not bid at the auction is that they don’t want to show their hand too soon. That’s why the players were there last Wednesday: to scope out the competition. At the confirmation hearing a bid must be 5% above the auction bid to be considered. The judge does not want to waste time with someone bidding $1 over the previous bid price so the statue sets a minimum increment to avoid frivolous proceedings.

Assuming the lender takes ownership at the confirmation hearing, once they have clear title, they can sell for whatever price they feel is fair market value. In a down market, that often turns out to be significantly less than a lender is owed. It depends on their appraisal…and in this case, very likely on the complexity of the land assets involved and the significant management issues and ongoing costs. Which brings me to the next questions I’m being asked…

Why Didn’t the Bank Accept an Offer Before the Auction? Can They Take One Before the Hearing?

People often ask me if they can negotiate directly with the bank to acquire a property before foreclosure. This is true not just with the large Kohala land auction. I’ve been asked the same question about the Kolea condo set for a similar foreclosure auction on September 5th…and then there was the recent sale of a beautiful home on 10 acres in Kapaau…but I digress.

The answer is no: until the lender acquires title through foreclosure or deed-in-lieu, they have no right to sell! In other words, the lender cannot make the owner accept a short sale. They are two separate processes. (Phew, usually I have owners wishing they could force lenders accept when they have a short sale offer on the table!)

In other words, up until this foreclosure auction occurred, it would have to be KPCT agreeing to sell to the White Knight, with lender agreeing to take less than the full amount owed if indeed the offer was less.

Back to the judicial foreclosure process. I have also been asked whether the Kohala community should give the bank their opinion on who they would prefer among the bidders. At the auction it is the commissioner, not the lender, that must sell to the highest qualified bidder; the lender is simply one bidder.

So again, the lender has no say in the who or how much of the property’s sale at this stage, other than via its credit bid. Once a property goes to foreclosure auction, it is only a question of who wins the auction.

That is not to say that the foreclosing lender would refuse to sell the property to the White Knight – or anyone else – for less than their credit bid after they get title…they might be happy to do so. If you are reading this and are intrigued, you might be wondering should you step into the arena. Bank Forecloses on Kohala Preserve Conservation Trust – What Next?

It will come as no surprise to readers of my previous blog posts about the pending foreclosure auction on the 7,000 acres of Kohala Preserve Conservation Trust (KPCT) in North Kohala to learn that the bank’s credit bid was accepted at the confirmation hearing last week. While the aggressiveness of the lender in pursuit of foreclosure has left knowledgeable heads shaking in amazement “Do they really know what they’re getting themselves into as owners?”, the real question is: What happens next?

How will the bank sell these prime Kohala lands? Who will buy?

Normally, the lenders we deal with say they are not in the business of owning real estate. They often hire an asset management firm or real estate brokerage to care for and dispose of their REO “real estate owned” portfolios. 

The first question is how will the new owner of KPCT’s huge acreage manage these complicated lands, which have on them portions of the Kohala Ditch irrigation system, ecotourism businesses, and culturally sensitive oceanfront structures. It is my understanding that in the near term it will be business as usual, with Surety Kohala continuing in a management role.

While the foreclosure auction was for the entirety of the more than 50 parcels, as that was the security for the loan, once the bank has possession they can sell in any manner they choose. They could sell everything to one of the parties that has shown interest and ability to buy the package and be done with it, or they could try to maximize value by selling portions separately.

For example, the eleven parcels at Mahukona could be sold to a resort developer or an individual seeking a legacy oceanfront home site. The forty parcels mauka of Akoni Pule Highway in the Halaula, Halawa, and Makapala areas could be sold as a 6,600-acre ranch.

It is hard to imagine smaller parcels being sold individually. Many are landlocked; many are without water. My guess is the bank owner will maximize the value of their assets by packaging for buyers with the wherewithal to develop or at least deal with the costs of managing thousands of acres.

The Kohala community prays for a Hawaii real estate buyer who is more Oprah than Larry Ellison. By that I mean someone whose interest is more in conservation and personal use (like what Oprah has done with her series of purchases on Maui, Hana and Upcountry) than in investing in luxury resorts or development (as one assumes is the plan Mr. Ellison has for the island of Lanai).

Top Alternatives for the Qualified Buyer

While the Mahukona parcels are spectacular, a buyer who just wants a superb resort-quality oceanfront parcel has a much less complicated option with existing modest structures in place and without the long history of community opposition to development. Mau’umae consists of only 8.39 acres, but that includes 1,500 feet of oceanfront and a white sand beach just north of the Mauna Kea Resort.

If the Kohala large mauka acreage appeals to the grass-fed cattle ranch buyer out there, consider one of the established legacy-quality Big Island ranch properties for sale. Moving from Mauna Kea Resort to the slopes of Mauna Kea the volcano, on the Hamakua Coast near Hilo (Pauuilo) is the Kukaiau Ranch. I get “chicken skin” driving through the old ‘ohia forest on this working ranch of 9,390 acres.

Although it is listed as “vacant land,” the property actually consists of 22 parcels and the 14 homes and ranch headquarters at Umikoa Village, with a herd of 890 cattle included. Part of the land is leased as a koa plantation. If I’m not mistaken, at one time the seller considered trying to grow wine grapes…and Hamakua coast coffee is my favorite.

Oahu North Shore Ranch Acreage Auction – Deal?

A month ago I blogged extensively about the Hawaii Life/Concierge Auction events that sold Mauna Kea and Hualalai Resort properties on the Big Island. I mentioned at the end the auction to take place the following week on Oahu’s North shore.

The decision was made to add a tiny parcel the seller had been saving for himself to the Paumalu Ranch acreage being sold and postpone the auction for a month to April 30th. Now 110 acres rather than 101 acres, divided into two adjacent parcels of 56 acres and 54 acres, I’m told bidding on Tuesday will begin at only $1 million for the mauka parcel and $3 million for the ocean bluff overlooking Haleiwa and Sunset Beach.

Rare Offering: Large Acreage on Oahu’s North Shore

One of my 2011 articles that still generates calls today was about the working cattle ranches then listed on the Big Island’s Hamakua Coast. Most of these buyers are looking for a ranch or farm in Hawaii to add to a portfolio of properties they own and enjoy. Many of them would be arriving from areas that don’t have direct flights to Hilo…and at least one member of the family would prefer to have fine dining, shopping, or beautiful beaches within easy driving distance. I’ve just described the perfect buyer for this North Shore Oahu acreage.

Currently being grazed by cattle, either parcel would make an exquisite equestrian estate and there is an active community of horse-owners and events in the neighborhood. This area of Oahu has a long history of farming as well (does the brand “Dole” ring a bell?) if you don’t see yourself living next to livestock.

Speaking of who you will find yourself living next to, that is probably the most distinctive feature of this property. Rather than being in an area prone to development, you are surrounded by large acreage whose owners include the US government. You are separated from the nearest developed mauka area by the 1,000-acre Pupukea Forest Reserve. Your access is via “Girl Scout Camp Road.” Because you are well above the highway and town, you could build in such a way as to imagine yourself in a truly remote area on the Big Island or upcountry Maui…yet with all the amenities of Haleiwa at your feet.

Why the Buyer with Vision Might Get a Deal at Auction

I mentioned in my earlier article about this year’s luxury real estate auctions in Hawai’i that selling vacant land at auction can be tougher than selling a resort property because once the gavel falls, the buyer is committed. Your due diligence must be done up front – and there are a lot more technicalities to grasp with raw land, and especially in Hawaii, and when that land is zoned for agriculture. This level of uncertainty is one reason why prospective buyers tend to be a bit conservative in their bids – to allow for what they might have misjudged.

All the documents are available to prospective bidders (although with the auction on Tuesday, you’ll need an attorney who is knowledgeable to review and ask questions quickly). I’ve toured the property with the individual who put these parcels together and solved the issues (primarily access) that kept them from being marketable previously, and although buyers won’t have that opportunity, the seller’s track record is solid. And having toured the property, I can tell you the emotional draw of the views, energy and privacy of this North Shore acreage is not at all conveyed by the videos and photos.

The single aspect of the property that bothers many prospective buyers is what could allow the buyer with confidence and vision to get a real deal at Tuesday’s auction. See the pink area to the right of Paumalu Ranch on the map above? The owner of that acreage is Intelsat Global Services LLC…and if you stop the video at around 57 seconds or 1 minute 20 seconds, you will see their dish array. You will also see that from the logical building sites on the ocean bluff parcel, these structures will be well behind you. From the back parcel, they are off to the side and easily screened from view.

From a health perspective, I’ve been assured that there are no health concerns due to electromagnetic emissions…but lacking the study that could have demonstrated that, this factor may be limiting the buyer pool for a property that otherwise would certainly be bid sky-high.

Large North Kohala Acreage with Subdivisions in Process

There are currently two opportunities listed in North Kohala to buy over 100 acres of vacant land, each of which is already well through the process of subdivision into smaller parcels. Both listings bear the address “Akoni Pule Highway” as they stretch from near the main road towards the ocean.

The 118.94 acres for sale near Hawi (MLS# 260147) ends just above the oceanfront parcel; the raw land listed near Kapaau includes a half-mile stretch of direct oceanfront in two of the three configurations offered (MLS# 262558) and (MLS# 262645).

Basics of Subdivision on Large Acreage Zoned for Agriculture

Sometimes buyers reading my posts about ranches for sale on the Big Island will contact me looking for thousands of acres. More often, the criterion I’m given for large acreage means something at least 40 acres. That’s because in my North Kohala market (near the towns of Hawi and Kapaau), the most frequently encountered zoning is “Ag-20a.” The “20a” means any parcels resulting from subdivision would need to be at least 20 acres each.

There are other criteria that need to be met, including a legal access to each lot – and, importantly, water (although access to the grid for electricity is no longer considered important as many owners choose solar and wind power rather pay to install access for HELCO to provide at some of the highest rates in the nation.) Any existing lot, even if currently vacant, is entitled to a water meter. However, until the County brings its new well on line, no water meters are available for newly created lots. Hence creativity, more money, and/or a variance are required.

Is there value to buying a large acreage with preliminary or final subdivision versus the same acreage in raw state? Depending on the complexity of the parcel, it can take years and tens of thousands of dollars for surveyors, lawyers, and a planning consultant to guide you through the pitfalls of the process. If title to your property is through land court rather than regular system, add another layer of complexity and be prepared for a backlog of years for that transfer certificate of title to be typed!

Now let’s look at these two current opportunities.

118+ Acres: Near Oceanfront, Near Hawi, Near Subdivision Approval

The 118+ parcel just below Hawi town is an opportunity for an investor to take the subdivision to the next level. The seller has already brought electric, phone, and cable to each lot…and creatively dealt with providing access to each lot as the subdivision parallels Hawi Rd (Alalae) going almost from the highway down towards the ocean, but is an interior parcel behind existing homes along both roads.

The two conditions remaining on the tentative subdivision approval are:

1. Water. One meter is available for the existing, pre-subdivision lot. All the work has been done to get approval for a well to serve the subdivision. So the new owner could invest in the well (which could still provide ag water even after County water becomes available), or simply wait for the County.

2. Final mapping. This being Land Court, after subdivision approval from the County is final, the survey map has to be approved by Land Court for the new parcels to be registered.

After these steps are done, the owner is free to sell each of the parcels…and if the buyer times it right, that will be somewhere near the peak of the current market cycle. At the bottom, 20-acre parcels have been selling a little under $500,000 – which makes the asking price of $2.8 million for the 5-lot subdivision look a little steep. But at the peak of the cycle, near-oceanfront lots in Puuepa Ranch down the road sold for up to $1.25 million. As they say, timing is everything.

Oceanfront Parcels Near Kapaau – Three Listing Choices

Get this oceanfront near Kapaau with 98 acres for $4.9 million or with 157 acres for $6.8 million

There are three listings for “Ainakea Makai,” the large acreage with final subdivision approval. Prospective buyers have told me the listings present a somewhat confusing array choices. Here’s the best way I can explain the situation.

First point to understand: unlike the Hawi parcel, none of these configurations represents the entire newly created five-parcel subdivision. Nor do the sum of the three listings equal the entire subdivision.

Second point: in addition to the 5-lot subdivision, the seller owns two adjacent lots from a previous subdivision of an even larger parcel. Remember the water? Each of the three combinations offered for sale is structured to include a parcel that currently has the right to a water meter.

In other words, depending on which listing sold first, the other two listings would be withdrawn or re-structured. Look at it as a menu of options with appeal to buyers with slightly different criteria and plans.

Now to make sense of the listings.

Offered for $1.9 million, (MLS# 262557) consists of two non-oceanfront but great ocean view parcels, total 58.86 acres. On the map, that would be the bright green and dark green parcels.

Offered for $4.9 million, (MLS# 262558) consists of two parcels as well, total 98.57 acres. The two are the (appropriately colored) navy oceanfront parcel and the one right above it.

Offered for $6.8 million, (MLS# 262645) consists of the four parcels covered by the the other two listings. The math works! Although technically you could build four homes, only two would currently have access to a water meter, so that would have to be addressed in the permit process.

This seller has not invested in bringing utilities or paved roads to the lots. The target is a different kind of buyer for a different kind of property…relatively undeveloped land with the wide variety of features for which Kohala is known: ocean views and gulches and cliffs and flat pastures and enormous banyan trees. The logical buyer for these listings is likely buying for their own use rather than primarily being interested in profit potential from subdivision.
